About

A local REALTOR® who keeps the process clear

I'm Scott Su, a REALTOR® with Royal Pacific Realty, based at the Oakridge office in Vancouver. I help clients buy and sell across Metro Vancouver — including Vancouver, Richmond, and Burnaby.

My work covers three areas that often overlap in a client's life: residential resale — houses, townhomes, and condos changing hands between owners; presale developments — buying into a project before it's built; and commercial and industrial properties — space for businesses to operate and grow.

Whatever the property, my approach is the same: understand what you're actually trying to achieve, lay out the numbers and the trade-offs honestly, and negotiate hard on your side of the table. You'll always know what happens next, what it costs, and what your options are — no pressure, and no surprises.

Thinking about a move, a first presale, or a property for your business? Start with a conversation — I'm happy to talk through your plans, even if you're months away from acting.

What I Do

Resale, presale, and commercial — under one roof

Most clients don't fit in a single box: a home purchase leads to an investment, a business needs a building. I handle all three, for buyers and sellers alike.

Residential Resale

Detached homes, townhouses, and condos across Vancouver, Richmond, and Burnaby — bought and sold on the resale market.

  • Sellers: pricing strategy, preparation, and marketing that presents your home at its best
  • Buyers: targeted searches, honest takes on value, and strong offer strategy
  • Negotiation, subjects, and paperwork handled through to completion

Presale Developments

Condos and townhomes purchased from a developer before construction is complete — a different contract, and different risks, than resale.

  • Comparing projects, floor plans, and pricing across Metro Vancouver
  • Deposit schedules, timelines, and disclosure statements explained in plain language
  • Guidance through assignment questions and completion when the building is ready

Commercial & Industrial

Retail, office, and industrial properties for owner-operators and investors — where the right space is a business decision, not just a purchase.

  • Searching for space that fits your operation, zoning, and growth plans
  • Buy-versus-lease analysis and investment numbers reviewed together
  • Coordination with your lender, lawyer, and other professionals through closing

Where I Work

Metro Vancouver, with a focus on three cities

Each market moves differently — pricing, housing mix, and buyer demand vary street by street. Here's where most of my clients buy and sell.

False Creek in Vancouver at dusk, with lit condo towers, marinas, and the Burrard Bridge

Vancouver

From west-side houses to downtown and east-side condos, including the Oakridge area I'm based in — the region's deepest and most varied resale market.

Aerial view of Steveston harbour and its fishing fleet in Richmond, BC, with neighbourhoods stretching inland

Richmond

Family houses, townhomes, and city-centre condos — plus Steveston's waterfront character and some of Metro Vancouver's most active industrial land.

Condo towers in Burnaby with the North Shore mountains in the distance

Burnaby

Tower living around Metrotown and Brentwood, quiet residential pockets in between, and a central location that keeps drawing both families and investors.

Working on something elsewhere in Metro Vancouver? I serve the wider region as well — just ask.

How I Work

Four steps, no surprises

The details change between a condo presale and an industrial purchase. The process doesn't.

01

Conversation

We talk through your goals, timing, and budget — and whether buying, selling, or waiting is the right move.

02

Strategy

You get a clear plan: pricing or search criteria, market context, costs to expect, and the milestones ahead.

03

Search or Launch

Buyers tour and shortlist with honest advice on value. Sellers launch with a property that's prepared and priced to be taken seriously.

04

Negotiation to Keys

I negotiate on your behalf, manage subjects and paperwork, and stay on top of the details through completion and possession.

Common Questions

Before you call

I'm thinking of selling. Where do we start?

With an evaluation and a conversation. I'll review recent sales of comparable properties near you, talk through what your home could achieve as-is versus with some preparation, and outline the costs of selling. There's no obligation — the plan is yours to use whenever you're ready.

How does buying a presale differ from a resale home?

With a presale, you're buying from a developer before the home is built — often years before you can move in. Deposits are paid in stages, the contract and disclosure statement come from the developer, and timelines can shift. The trade-offs can be worth it, but they need to be understood up front, which is exactly what I walk through with presale clients.

Can you help my business find commercial or industrial space?

Yes — I work with buyers and investors on commercial and industrial properties across Metro Vancouver, including Richmond's industrial areas. We'll look at zoning and permitted use, ceiling height and loading for industrial, visibility and parking for retail, and whether buying or leasing makes more sense for your operation.

What does it cost to work with you as a buyer?

In most residential transactions, the buyer's agent's commission is paid out of the sale proceeds by the seller's brokerage, under the terms agreed in the listing — so buyers typically don't pay my fee directly. The exact arrangement is always confirmed in writing before we write an offer, so there are no surprises.

Which areas do you cover?

Metro Vancouver, with most of my work in Vancouver, Richmond, and Burnaby. If your property or search is elsewhere in the region, reach out and I'll let you know how I can help.
